Preparation & Pricing
At our listing consultation, we will walk your property and discuss how to prepare your home for the market. We’ll discuss repairs, cleaning and staging—and what’s right for your property. Sometimes things like fresh paint or improving your curb appeal can go a long way. Cleaning and decluttering are essential. If you’ve done any kind of upgrades or updates we’ll discuss that, too. We’ll also highlight your property’s best features. If appropriate, we will also recommend staging to maximize profits. According to the National Association of Realtors’ 2015 Profile of Home Staging, taking the extra step to stage a home can make a difference in how a buyer values it and the price a seller might get for it.
We will also review current sales activity and trends so that you have a clear understanding of market conditions in your particular neighborhood. We’ll discuss how this fits in to a customized pricing, marketing and timing strategy to get your home sold quickly and for the best price.
All of the preparation in the beginning is critical so that we can properly “launch” your home on to the market and create urgency and interest with buyers when the listing is fresh. A lack of preparation or overpricing, (or great preparation and still overpricing), can mean that your home sits on the market. Sitting on the market means that a buyer’s perception of value goes down over a period of time as they wonder why “it’s been on the market for so long”.
Even though we are in a seller’s market here in San Antonio, it doesn’t mean that a property will automatically realize its full potential value WITHOUT the right PREPARATION and PRICING, and very importantly, the right PRESENTATION, or marketing. (And the right NEGOTIATION for that matter.) This is where we go to work for you!
After the preparation phase, we are then ready to “package” your product—we do this through professional real estate photography. Photos are VERY important and we consider it a ‘must’ to properly showcase your property to potential buyers.
From there, we implement our Digital Marketing Plan which begins with a series of “launch activities”. This includes setting up website landing pages for your property and using social media advertising, i.e. Facebook ad campaigns (different from “postings”), to drive online traffic to the landing page. We also create upbeat, original marketing videos and feature them on our YouTube channel. The video is also featured as a virtual tour (or virtual tour link) on landing pages, MLS and major real estate web portals.
Speaking of real estate web portals, your property will syndicate to dozens of them, including Zillow, Trulia, realtor.com, etc. We will also market your home as a “Featured Property” on Zillow for more exposure. Also note, we carefully monitor your listing on Zillow and Trulia to ensure that it syndicates properly. While most real estate web portals update from MLS feeds every 15 minutes, we have seen listings that just don’t show up on Zillow and Trulia, that are missing data, or have wrong map placement, etc. We don’t take syndication for granted…especially during a marketing launch.
We will also do a variety of social media postings for your property on Facebook, Twitter, Instagram, Linked In and Pinterest, and refresh postings as necessary.
It is important to market listings directly to buyer’s agents, and we will announce your listing through full-color photo e-mail blasts with unbranded virtual tours to San Antonio Realtors®. If appropriate, we may consider a broker open house depending on marketing needs.
We also announce your listing to my personal network of buyer leads registered on my website.
There are a number of other “tools in the toolbox” that we can use to promote your listing. We analyze your advertising needs and customize our marketing to attract the right buyer for your home.
We communicate with you weekly on our marketing campaigns so you know what’s going on, and actively track down showing feedback to stay on top of potential buyer leads or make adjustments.
